Making a comparison regarding investments in DHA Gujranwala, DHA Multan, and DHA Peshawar is highly imperative nowadays. The DHA areas of Multan and Gujranwala have been considered as one of the best investment options in past years. We also suggested our partner investors change their focus from DHA Peshawar to DHA Multan. This has worked successfully for us even though DHA Peshawar was a commercial success in terms of financial gains after 2019. But, DHA Multan has achieved much better results!

There might be some people out there who would question the reason for not focusing on DHA Quetta or DHA Bahawalpur. The answer is easy. Concentrating one’s assets in a certain region is rather fruitful as it is much easier to follow up than dispersing them around. It is a common mistake by people to over diversify their investments, especially when one has to manage the properties. It is wiser to have all of one’s real estate investments amalgamated in a few focused regions.

Although DHA Bahawalpur and DHA Quetta seem financially viable investments, if one has safer options to choose from, it makes sense to stick to them. However, if one has limited finances, then it is recommended to explore DHA Quetta and Bahawalpur.

Comparison of Investment in DHA Multan, Gujranwala, and Peshawar

 

DHA PESHAWAR

This region has performed extremely well. Currently, their prices in Blocks A and B average between PKR 2.3 to PKR 2.8 crores. Not surprisingly, the prices will go as high as 4 crores in the upcoming years. Nevertheless, it seems that between these three possibilities, DHA Peshawar will continue to be the most costly.

Timeline

DHA Peshawar will reach its most lucrative price of PKR 3.5 to PKR 4 crores in the next 3 to 4 years.

Recommendation

If one possesses property in DHA Peshawar, an investor can expect an increase of 10% per annum approximately. This does not seem like a profitable return on investment. Hence, it is suggested to sell it and move on to greener pastures. With time, this will only decrease. For those who do not reside in KPK, it is highly recommended for you transfer the investments to Lahore.

DHA MULTAN

In the last 2 years, DHA Multan has been highly lucrative with concrete 100% plus profits. It continues to be profitable. Generally speaking, the prices will stay more or less constant and growth will be steady and solid. There does not seem to be any sort of real estate bubble in DHA Multan – yet. The current price hike is owing to genuine demand, speedy development, and infrastructural growth. There is a possibility of certain dips and rises for sure. However, it will clear the mark of PKR 2 crores. Files are easily available while balloting is soon expected.

Timeline

DHA Multan will easily clear its benchmark of PKR 2 crores in around 3 to 4 years.

Recommendation

If one possesses property in DHA Multan at a reasonably good location, it will have room for 20% growth per annum. This is far better than what can be said about DHA Peshawar. If you are looking to invest, then DHA Multan is comparatively a safer bet than DHA Gujranwala as one will be purchasing a plot and not a file.

It is also recommended that at this level of price, purchasing a property is more appropriate than buying a file in DHA Multan. This is because that the difference is ignorable. Currently, the file is priced at PKR 72 to PKR 73 lakhs and an average plot at PKR 85 to PKR 90 lakhs.

DHA Gujranwala

Location balloting of DHA plots is soon expected. This is the reason why there has been an enormous dip in the file prices. 1 Kanal file is approximately priced at PKR 90 lakhs and 10 Marla files at PKR 60 lakhs. Moreover, DHA Gujranwala has recently sealed a deal with ARY Laguna, the same as DHA City Karachi.

Timeline

Balloting is expected to take place this year. The price of DHA Gujranwala plots after location balloting will take around 2 to 3 years to reach its mark of PKR 1.75 to PKR 2 crores.

Recommendation

The plot location ballot seems a bit questionable and it is not recommended to invest in the files, as of now. In case 1 Kanal file drops beyond PKR 70 lakhs, then it could be considerable.

Therefore, it is lucrative to invest in DHA Gujranwala after the plot ballot, regardless of the price hike. Moreover, it will be preferable to invest in DHA Multan, although one would earn a similar profit. However, it offers more security and stability as the investment will entail balloted plots.

CONCLUSION

If the finances allow, DHA Gujranwala, DHA Multan, and DHA Peshawar are some of the few best options available for investment purposes. Conversely, if there are any budget constraints, then one can consider investing in DHA Bahawalpur and DHA Quetta.

DHA Multan seems the most financially feasible option, followed by DHA Gujranwala after the plot ballot. The last resort should be DHA Peshawar.
