FBR’s New Property Valuation Notification for Karachi: Bahria Town, Gulshan-e-Maymar, DHA City

The FBR’s New Property Valuation Notification for Karachi has issued new property valuation rates under SRO 1724(I)/2024, effective from November 1, 2024. This updated valuation sees increases between 10% to 150% across residential and commercial properties in 40 major cities, aligning with fair market prices. Karachi’s key areas Bahria Town, Gulshan-e-Maymar, and DHA City are among those impacted by the changes.

Highlights of New FBR’s New Property Valuation Notification for Karachi.

Bahria Town Karachi

Bahria Town Karachi, known for its extensive infrastructure and well-defined residential and commercial areas, has seen noticeable changes in valuation. The current rates include:

  • Residential Plots :

    • Precinct 1,2,5,8,19 : PKR 1,400 per square foot or PKR 12,600 per square yards and PKR 3,000 per square foot build up Residential
    • Rest Precinct of BKT : PKR 1,100 per square foot or PKR 9,900 per square yards and PKR 2,600 per square foot build up Residential 
  • Commercial Zones:
    • Precinct 1,2,5,8,19 : PKR 5,150 per square foot and PKR 3,200 per square foot build up Commercial.
    • Jinnah Commercial & Midway Commercial : PKR 12,000 per square foot and PKR 6,250 per square foot build up Commercial.
    • Rest Precinct : PKR 4,250 per square foot and PKR 1,900 per square foot build up Commercial.

These updated valuations highlight Bahria Town’s growing appeal as a high-value real estate destination within Karachi.

Gulshan-e-Maymar

Located in northern Karachi, Gulshan-e-Maymar continues to develop as a suburban hotspot with its affordability and infrastructure making it attractive for both residents and investors. The FBR’s new valuation sets the following benchmarks:

  • Residential Plots:
    • Sector W,X,Y and Z : PKR 1,400 per square foot and PKR 3,000 per square foot build up Residential.
    • Rest Sector of Gulshan Maymar : PKR 1,100 per square foot and PKR 2,600 per square foot build up Residential.
  • Commercial Properties:
    • Sector W,X,Y and Z : PKR 5,150 per square foot and PKR 3,200 per square foot build up Commercial.
    • Rest Sector of Gulshan Maymar : PKR 4,250 per square foot and PKR 1,900 per square foot build up Commercial.

DHA City Karachi

DHA City Karachi, a prominent investment location known for its premium infrastructure, has also seen revisions. The new FBR rates in DHA City are as follows:

  • Residential Rates:
    • Sector 1 and Sector 3 : PKR 1,400 per square foot and PKR 2,700 per square foot build up Residential
    • Rest Sector of DHA City Karachi : PKR 700 per square foot and PKR 2,000 per square foot build up Residential 
  • Commercial Rates:
    • Sector 1 and Sector 3 : PKR 4,250 per square foot and PKR 1,900 per square foot build up Commercial.
    • Rest Sector of DHA City Karachi : PKR 1,500 per square foot and PKR 1,000 per square foot build up Commercial.
