Finding a good property that fulfills all your requirements, or at least the majority of the requirements is becoming quite a hassle in the city of Karachi. Many factors add up to the equation and make the whole process of hunting a property cumbersome and time-consuming. However, this complex stage can be made less of a hassle if you communicate with your real estate agent in an inclusive manner. The more you share your precise requirements and expectations, the easier it will become for both parties that is you and your real estate agent to filter out the unwanted options.

Here are some useful tips that will make your journey of finding a good property much easier, no matter where you live

Useful tips with you real estate agent :

Communicate the locality

First of all, it is better to communicate the locality/ area in which you are interested to buy a property. If you have not made up your mind on a single locality, you can still discuss with your dealer about 2-3 potential locations that are according to your preferences. By giving vague statements, would eventually result in a non-serious attitude from the property dealer.

Specify the level of flexibility

After discussing the location, you should also inform the dealer about your flexibility if it’s
feasible for you to have a property in a nearby location. For example, if you have told the dealer that the location should be in DHA phase 4 or 5, then it will be easier for your real estate agent to filter the properties that are not situated in DHA phase 4 or 5. Similarly, if you have other preferences such as being near to the masjid or park, then you should inform your agent accordingly.

Nature of property

After discussing the specifics about the location of the property, you can drill down to the
specifics about the basic structure of the property. For example, if you are looking to buy a
constructed property, then you should highlight the basic structure of it like, the area of the
property, rooms, floor levels, and facing direction, etc.

Negotiate the payment terms

Since you are seeking the services of a professional real estate agent, you should negotiate the payment terms against the services provided by the agent before any work is done. It would help clarify the expectations of both parties.

Do prior market research

Before going to a property dealer directly, it is always good to do some market research on your own about the price range, good projects in your desired location, etc. This way you can validate the information provided by the dealer.

Arrangement of Capital

You should discuss with the real estate agent how you are going to arrange the capital for the property, whether you need some flexibility in payment terms or require some additional time to arrange the complete amount. In this way, the dealer will discuss the payment terms at the time of negotiation with the counterparty. This is important to discuss because sometimes not having clear communication about the payment terms may cause a dispute.

Mode of Payment

The mode of payment should also be discussed beforehand so that both parties and the agent have clear visibility about the complete transaction. This will help build the trust level among the involved stakeholders.

Keep an eye on relevant information

A seasoned and professional real estate agent would do a decent amount of work in sorting out the properties at his end before discussing it with you. He should filter out the available options for you that are according to your expectations rather than just sending you random pictures of whatever properties he has in his knowledge. You can also mutually decide on the mode of an information channel that is feasible for both of you.

Token money

Another important point to discuss beforehand is that you should inform your agent that in case of a potential deal, to whom you would be handing over the advanced token money, directly to the owner, or the dealer from the owner’s behalf. This is important to discuss because it may create a misunderstanding between the associated parties.

Negotiation process

Last but not least is that you should discuss with your agent how you are going to process the negotiation process once a property is selected by you. There should be unison between you and the dealer so that you may not lose the negotiation power and be able to seal the lucrative deal.
